What is Home Staging?

 

Home Staging is decorating your home to sell faster and for more money.

 

 

Can Home Staging increase the selling price?

 

Yes.  Most people buy a home on emotion.  Home staging creates the perfect environment for buyers to envision themselves living in your home.  When a buyer walks into your house and says “I’m home” they are more likely to make an offer.

 

 

I don’t have a lot of clutter, so why do I need a Home Stager?

Buyers are very critical.  It is difficult for the seller to view their home as a buyer would.  In most cases, the sellers have been living in the home so long that they don’t even see the bad wallpaper, stained carpet, missing knobs, etc.

Home staging usually goes beyond cleaning and de-cluttering and into decorating and rearranging furniture, art and accessories.

Home Stagers will objectively assess your home and its contents and determine what needs to be added or taken away helping to increase the value of your home and bring in more potential buyers.


Why should I spend money on a house I am selling?

Home Staging is an investment in getting a higher return when you sell your home.  How many other ways can you spend say $2,000 now and get $10,000 back, often in a matter of days or weeks?

Would you try and sell your car without having it detailed? Why would you try and sell your single largest investment without first making it look as appealing as possible?


Will having my home staged change the list price of my home?


It should change the price. The magnitude of the change depends on what your house looks like now, and what it looks like after staging.

Debra Gould, also known as The Staging Diva, and president of Six Elements Inc. staged a house for a client at a cost of $5,000 (including fees and some rental furnishings). The agent had originally planned to list the home for $759,900. When she saw it again after staging, she increased the list price to $799,900 (that's a $30,000 increase in the list price).

The home sold in days with multiple offers for $820,000. That's an increase of $60,100 after investing only $5,300. From start to finish, the project took two weeks.


How much does Home Staging cost?


It can range from a few hundred dollars for an initial consultation to thousands of dollars to furnish an entire home. It completely depends on:

  • the current size and state of your home
  • how much of the work you're willing to do yourself once you have the home stager's advice
  • the price point is of your home

For example, it costs more to furnish a million dollar home than a $250,000 home, because of the square footage and the caliber of furnishings that would be required to fit the home's target market.

If your home is already furnished, you may be able to stage it for a minimal cost depending on how much needs to be done.  The cost of the staging will be discussed at the end of the in-home consultation.
